TITLE INSURANCE
Both you and your lender will receive title policies that insure your ownership of and our security interest, or ‘lien,’ on your home. With some limitations, it may also insure against other claims, such as liens that may be filed by contractors who worked to build your home. Title insurance typically does not insure against some matters that are not evident in the public land records, such as problems that a property survey would uncover and unrecorded easements or rights of way. If you are refinancing, title insurance protects your ownership interests against matters that may have occurred in the public land records since the date you initially bought the property, such as liens and judgments.
